Community Profile

Community description: This South Shore village is sandwiched between two hamlets - Harbor Isle to the west and Barnum Island to the east. "There's a great sense of community here," says Michael Scully, owner of Century 21 Scully Realty in Island Park.

Condos: Barnum Isle Estates has nine modular town houses. One is listed for $359,000. There are about 120 units at the gated Island Park Yacht Club, where nine are listed between $499,000 and $689,000.

Co-ops: A building on Island Parkway, next to Masone Beach, is being converted into co-ops; asking prices $180,000s to $230,000s. Other co-ops start at $169,000.

Apartment rentals: There are two apartment complexes, but most rentals are found in two-family homes. Rents start at about $1,400 a month.

New construction: Spot building, two to three homes in each price category, says Scully. About a dozen town houses in Barnum Isle are between $850,000 and $899,000.
