Community Profile

Description: A mellower, more family oriented Hampton than its clubbing cousins. And since this is where the Hamptons begin, residents and day trippers have less traffic to contend with.

Condos: There are nine units on the Multiple Listing Service Long Island Web site listed between $315,000 to $1.395 million.

Seasonal rentals: From $40,000 to $250,000, depending on amenities and proximity to the water.

New construction: Spot-built homes, plus a subdivision where about 18 houses will be built on wooded three-quarters of an acre to 1-acre lots. Prices expected between $1.5 and $2 million, says James Saladino of Prudential Douglas Elliman in Westhampton Beach. He and Elaine Hammond are selling a 10-room postmodern on Sophia Place, listed for $1.595 million.
