Nestled in the pine barrens region, Manorville is an enormous hamlet where developments of single-family homes and senior communities have rapidly sprouted in the past half-decade.

The bucolic landscape also comprises farm stands, sod farms, nature trails, golf courses and the popular Long Island Game Farm.

Residents can find a few services and eateries along Route 111. The fairly new Manorville Towne Center, also on this stretch, offers additional conveniences, including a King Kullen supermarket.

Much of the area's growth has been concentrated south of the Long Island Expressway. "It's become the 'big house' area," said Kevin Loiacono, broker at Mill River Realty in East Moriches, referring to newer 2,500- to 5,000-square-foot Victorians, Colonials and post-moderns that sit on spacious properties.

"Move here and get the new house on the big plot - that's what Manorville is known for," Loiacono adds.

But not all of Manorville's housing stock is supersized. Smaller capes, ranches, split-ranches and a few cottages can also be found. "House values have doubled if not tripled in a six- to seven-year period," Medici said. "Back then, you could get a house for $180,000. Now, that same house can sell between $500,000 and $600,000."

Area attractions include the Long Island Game Farm Wildlife Park & Children's Zoo, where visitors can pet and feed animals and children can take pony rides or enjoy carnival-style rides. Nature enthusiasts can hike various trails in the pine barrens. Residents can also stroll through Robert Cushman Murphy County Park on Old River Road. The Tanger Outlet Center, big-box stores and restaurants can be found in nearby Riverhead.
