Community description: One of the biggest selling points, says Theodore Gounelas of Coldwell Banker M&D Good Life in Shirley, is the ocean. William Floyd Parkway, which runs through Shirley, leads to Smith Point. Plus, the housing stock offers a variety of styles and price ranges.

Condos: Spacious units on the water with basements and garages were recently marketed between $499,000 and $650,000, says Gounelas.

New construction: Many post-modern homes have been built in the last four years.

Shopping: Commercial areas can be found along Montauk Highway and the William Floyd Parkway. Grocery shoppers can choose King Kullen, Pathmark or Waldbaums.

Coming soon: The New England-style Floyd Harbor Shopping Centre, which will be anchored by Staples.

Attractions: There are plenty of activities for outdoor enthusiasts. Hiking trails, canoeing and nature viewing can be found at the 2,550-acre Wertheim National Wildlife Refuge, while white, sandy beaches, camping facilities and other amenities are at Smith Point County Park.
